A Gas Safety Certificate—also known as a Landlord’s Gas Safety Record or CP12—is a legal requirement for all rental properties with fuel-burning appliances. It confirms that the gas appliances in the property have been inspected in accordance with UK law.
To obtain a certificate, you must hire a Gas Safe registered engineer to check all gas appliances in the property and verify that they are safe to use, with no risk of gas or carbon monoxide leaks.
